Citivest Commercial Investments has successfully completed the sale of Thornton Town Center, a 268,000 square foot neighborhood retail center located along Interstate 25 in the Denver metropolitan area.


Unlocking Value in a High-Visibility Location


When Citivest acquired the property, the center was significantly under-leased, with approximately 20% occupancy, despite its strategic positioning between two of Colorado’s highest trafficked national retailers.


Recognizing the underlying potential, Citivest identified an opportunity to reposition the asset through a targeted value-add strategy focused on leasing, physical improvements, and long-term stabilization.


Comprehensive Repositioning and Leasing Execution


Citivest implemented a multi-faceted business plan that included leasing initiatives, property renovations, tenant improvements, and parcel subdivision to enhance both functionality and long-term value.


Within the first year of ownership, the team executed over 140,000 square feet of new leasing activity, increasing occupancy to more than 70% and significantly improving overall asset performance.


The repositioned tenant mix includes experiential users such as Malibu Jack’s, helping drive foot traffic and renewed momentum at the center. Additional leasing activity from national tenants further strengthened the property’s positioning within the market.


Driving Institutional Demand Through Execution


With strong leasing momentum and a clearly defined path to stabilization, Thornton Town Center attracted significant institutional interest.
